Commercial Site Plan has seen an increasing trend for big box retailer’s to take advantage of unused parking lot areas referred to as Carve-out Outparcels. Most of the underutilized parking area is located far from the main entry while being close to primary street frontages. This creates an opportunity for smaller retail strip centers and QSR’s to develop in these areas while generating additional traffic to the main center . Our design goal is to provide as little impact to the existing conditions while providing an efficient layout. One of the most important considerations is to maintain as many existing parking spaces as possible.
